When you sell your home, if it has 3 or more bedrooms, you’ll need to provide your buyers with a Home Information Pack or HIP. From 1st January 2008 your HIP must be available before you start marketing your property. Until then you can still put your house on the market as long as you can show you’ve already commissioned a HIP, even if it’s not finished.

A HIP is an important legal document, the first part in the sales process in fact. You need to be sure that it’s put together by experts in the field of conveyancing, and you don’t want to have to pay twice!
It makes sense that if you’ve chosen us to do your conveyancing, that we prepare your HIP for you too, as many of the costs are already included in your conveyancing quote. Your fee will only be increased to cover the extra items which have to be included in a HIP that are new to the seller’s conveyancing process.
When VSH Law has prepared your HIP you can take it to whichever estate agent you have chosen to handle the sale of your property. If you decide to change estate agents, again, this is no problem, just take it with you.
One of the main differences to us is that we do some of the conveyancing work up front, rather than after you’ve found a buyer!
We also make sure your HIP is available online to prospective buyers through your Estate Agents. Because Estate Agents are able to pass on the costs of providing your HIP to your buyers, which could be 200 or more pages, some buyers may be put off if they have to pay a charge. With an online HIP your Estate Agent can make the information available to your buyers at no cost.
